Garage floor coatings
Bare concrete drinks road salt all winter and spalls in the spring. A properly ground and coated floor sheds it, wipes clean, and doesn't hold oil stains. We grind every slab first — that's the part everyone else skips.
Why slabs fail here
Salt gets in, water freezes, the top pops off
Concrete looks solid and behaves like a sponge. The surface of an uncoated slab pulls in water carrying road salt off your tires all winter. When that water freezes it expands, and it takes the top few millimetres of the slab with it. That's spalling — the flaking, pitted, crumbling surface you see in every third alley garage in this city.
It gets worse every year and it doesn't reverse. Once the surface is open, it takes on more water, which means more damage the following winter. Coating a sound slab is inexpensive. Repairing a badly spalled one costs several times as much, and a slab that's gone too far has to come out entirely.

If your slab is still mostly sound, this is one of the cheapest pieces of preventative work you can do on a house.
Coatings
Polyaspartic vs epoxy
Both are real coatings and both beat bare concrete. For an unheated Chicago garage, one of them is clearly better.

We install both. If you tell us the garage is unheated and you park in it through winter, we'll recommend polyaspartic nearly every time.
Process
How a floor gets done
One day, start to finish, for a standard two-car slab in sound condition.
Diamond grind
The whole slab is mechanically ground with vacuum shrouds to open the concrete and give the coating a profile to key into. This is the step that decides whether the floor lasts.
Repair
Cracks routed and filled with semi-rigid polyurea. Spalls, pits, and pop-outs patched flush. Control joints honoured, not bridged.
Base & flake
Pigmented base coat goes down, then vinyl flake is broadcast to full refusal — thrown until the floor won't take any more.
Scrape & topcoat
Loose flake scraped back, then a clear topcoat locks everything in and gives the floor its wear surface and texture.
"Do you grind, or do you acid-etch?" If the answer is acid-etch, keep calling. Etching barely opens a troweled slab and it's the single biggest reason garage floor coatings fail in this market. You'll see the result in any alley — floors coated three summers ago already peeling in sheets by the door.

Slab replacement is priced separately. If your floor has heaved, settled unevenly, or cracked through its full depth, a coating is the wrong answer and we'll tell you that at the estimate.

Garage floor FAQ
Why do so many garage floor coatings peel?
Because the concrete wasn't prepped. A coating bonds to the surface it's put on, and a troweled slab is sealed tight from the day it was poured. If the installer skips grinding — or worse, just acid-etches and rolls it on — the coating is sitting on top rather than keyed into the profile. It looks perfect for a season and comes up with the first hot tire. We diamond-grind every floor, no exceptions.
Epoxy or polyaspartic?
For a Chicago garage, polyaspartic, in most cases. It stays flexible in cold, resists hot-tire pickup far better, doesn't yellow in UV, and cures fast enough that you can park on it the next day. Epoxy is cheaper and builds a thicker film, so it's still a reasonable choice for a heated shop floor or when budget is the deciding factor.
Can you coat a floor with cracks in it?
Usually yes. Static cracks get routed out and filled with a semi-rigid polyurea before the coating goes down, and the flake broadcast hides the repair. What we can't do is coat over an actively moving crack or a slab that's heaving — that's a slab problem, and coating it just tells you where it's going to crack again.
How long does it take and when can I park on it?
Polyaspartic is a one-day install. We grind and prep in the morning, base coat and flake broadcast by midday, scrape and topcoat in the afternoon. Foot traffic that evening, park on it the next day. Epoxy is also installed in a day but needs three to five days before vehicles, and you should keep it clear the whole time.
What temperature can you install in?
Polyaspartic will cure well below freezing, so we coat floors through the Chicago winter. Epoxy needs the slab above roughly 55°F, which in an unheated detached garage means roughly April through October. If you want a floor done in January, polyaspartic is the answer.
Is it slippery when wet?
A smooth coating is. That's why we broadcast flake to full refusal on every floor — the flake gives the surface texture, and the topcoat locks it in. We can add a fine aggregate to the topcoat for extra grip if you have a sloped apron or someone in the household is unsteady on their feet.
How do I clean it?
Sweep it, or hose it and squeegee it out the door. That's the point. Road salt residue rinses off instead of soaking in, and oil wipes up rather than staining. Avoid the deicing salt bags sitting directly on the floor, and don't use a steel-bristle brush.
